Situated in the Township of Rootstown, County of Portage, Ohio, being a part of Original Township Lot No. 16 of said township, and being all of a 3 parcels of land now or formerly owned by Edward C. Richards per deed Volume 913, Page 302 of the Portage Coutny Records, and being more fully described as follows:
Beginning at a railroad spike found at the Southeast corner of Lot 16, said spike also being at the intersection of the centerline of right of way of Tallmadge Road, C.H. 18 (60 feet wide) and New Milford Road, C.H. 31 (60 feet wide); thence N. 88 deg. 34' 42" W., 129.00 feet, along the South line of Lot 16 and the centerline of right of way of Tallmadge Road, to a point at the Grantor's Southeast corner, said point also being the Southwest corner of a parcel of land, now or formerly owned by Lovie O. Beasley per Deed Volume 1155, Page 159 of the Portage County Records, said point also being the true point of beginning for the following parcel herein described; thence continuing N. 88 deg. 34' 42" W., 106.20 feet, along the South line of Lot 16, the centerline of right of way of Tallmadge Road, and the Grantor's South property line, to a point at the Southeast corner of a parcel of land, now or formerly owned by Beatrice R. Rebenack per Image No. 20051570 & 200516641 of the Portage County Records; thence N. 00 deg. 29' 51" E., 640.60 feet, along the Grantor's West property line and the East property line of the Rebenack parcel, and passing over a 1" diameter iron pipe found at 30.31 feet to a 3/4" diameter iron pipe found at the Southwest corner of a parcel of land, now or formerly owned by Joseph Oros, III per deed Volume 1042, Page 842 of the Portage County Records; thence S. 88 deg. 37' 01" E., 235.60 feet along the North line of the Grantor and the South property line of the Soros parcel and passing over a 1/2" diameter iron pipe found at 205.53 feet, to a point in the East line of Lot 16, the centerline of right of way of New Milford Road, and the Grantor's East property line; thence S. 00 deg. 32' 00" W., 424.31 feet, along the East line of Lot 16, the centerline of right of way of New Milford Road, and the Grantor's East property line, to a point at the Northeast corner of the aforementioned Beasley parcel; thence N. 89 deg. 04' 22" W., 128.62 feet, along the North property line of the Beasley parcel, and passing over a 1/2" diameter iron pipe found at 29.65 feet, to a 1/2" diameter iron pipe found; thence S. 00 deg. 37' 48" W., 215.33 feet, along the West property line of the Beasley parcel and passing over a rebar set at 185.33 feet to the point of beginning and containing 2.824 acres of land more or less, of which 0.073 acres of land, more or less, are contained in the right of way of Tallmadge Road and 0.292 acres of land, more or less, are contained in the right of way of New Milford Road. The above survey is based on an actual performed by Dan Stankavich, Professional Surveyor No. 7122 on August 13, 2005. Bearings for the above described parcel are assumed and are cited to denote angles only. All rebars set are 5/8" diameter x 30" long with I.D. Cap "Stankavich 7122". Be the same more or less, but subject to all legal highways.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
