And being part of Lot 24 in said township and bounded and described as follows:
Beginning at an iron pipe at the intersection of the Easterly line of said Lot 24 and the centerline of T.H. 25, Trares Road; thence N. 84 deg. 41' 00" W., along the centerline of T.H. 25, a distance of 510.29 feet to a point which marks the true place of beginning for the following describeed parcel of land; thence S. 00 deg. 17' 12" E. (passing over an iron pipe at 30.22 feet) a distance of 435.60 feet to an iron pipe; thence S. 89 deg. 38' 25" W., a distance of 149.28 feet to an iron pipe; thence N. 00 deg. 17' 12" W. (passing over an iron pipe at 420.21 feet) a distance of 450.43 feet to a point in the centerline of T.H. 25; thence S. 84 deg. 41' 00" E., along the centerline of said T.H. 25, a distance of 150.00 feet to the place of begininng, containing 1.518 acres of land, more or less, as surveyed October 6, 1971 by Albert Szuch, Registered Surveyor No. 5398.
Said Premises Located at 1474-1476 Trares Rd., Mogadore, OH 44260.
Said Premises Appraised at $135,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
