Situated in the Township of Nelson, County of Portage and State of Ohio:
Being a tract of land located in Lot 30, Nelson Township, Portage County, State of Ohio and further described as follows:
Beginning at a monument at the intersection of the centerline of Township Highway 295, Knowlton Road, with the centerline of County Highway 299, Parkman Road;
1. Thence S. 0 deg. 32' E., along the centerline of C.H. 299, 107.25 feet to a point, said point being the true place of beginning for the following conveyance;
2. Thence S. 89 deg. 20' E., and passing over an iron pipe set 30.00 feet at side of road, 300.00 feet to an iron pipe;
3. Thence S. 0 deg. 32' E., 126.00 feet to an iron pipe;
4. Thence N. 89 deg. 20' W., and passing over an iron pipe set 30.00 feet at side of road, 300.00 feet to a point in the centerline of C.H. 299;
5. Thence N. 0 deg. 32' W., along the centerline of C.H. 299, 126.00 feet to the true place of beginning, and containing .87 of an acre of land as surveyed August 25, 1962 by C. B. Dodge, R.D. 1682. Be the same more or less, but subject to all legal highways.
Said Premises Located at 11352 Parkman Rd., Garrettsville, OH 44231.
Said Premises Appraised at $100,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
