In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, November 3, 2008, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Ravenna to-wit:

And known as being part of Lots 11 and 12 in the middle division of lots in said township, and more fully described as follows:

Beginning at a point in the center line of the Diagonal Road from Ravenna to Freedom Center (State Route 88) and at the Southeast corner of a 71.215 acre parcel of land conveyed to Paul A. and Irene V. Evans by deed recorded in Volume 448, Page 547 of the Portage County Records; said beginning point is further described as being N. 51 deg. 43' E., 1203.91 feet from an iron pipe at the intersection of the center line of said Diagonal Road with the South line of Lot 11; thence N. 38 deg. 17' W., 112.90 feet to an iron pipe; thence parallel with the East line of Lot 11 and 66 feet Easterly therefrom N. 3 deg. 08' E., 855.00 feet to an iron pipe; thence N. 86 deg. 52' W., 172.00 feet to an iron pipe; thence parallel with the East line of Lot 11 and 106 feet Westerly therefrom S. 3 deg. 08' W., 897.35 feet to an iron pipe; thence S. 38 deg. 17' E., 194.92 feet to a point in the center line of the aforementioned Diagonal Road and from which point an iron pipe bears N. 38 deg. 17' W., a distance of 30.00 feet; thence along the center line of said Diagonal Road N. 51 deg. 43' E., 157.00 feet to the place of beginning and containing 4.014 acres of which 2.318 acres are in Lot 11 and 1.696 acres are in Lot 12, as surveyed September 15, 1951 by Robert Weinkauf, be the same more or less, but subject to all legal highways.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
