In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, November 3, 2008, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Charlestown to-wit:

Commencing at an iron pin found at the Southeasterly corner of Lot 38, said point also being the intersection of Knapp Road (T.H. 160) and Newton Falls Road (C.H. 177); thence West along the Southerly line of Lot 38 and the centerline of Newton Falls Road (C.H. 177), a total distance of 925.35 feet to a boat spike set on said line, said point being the true place of beginning for this survey; thence continuing West along the Southerly line of Lot 38 and the center line of Newton Falls Road (C.H. 177) a total distance of 65.00 feet to a boat spike set on said line and the Southeasterly corner of property now or formerly owned by E. C. and H. Moore; thence North 0 deg. 29' West, along the Easterly property line of land now or formerly owned by E. C. and H. Moore and passing over an iron pin found 30.00 feet from the centerline of Newton Falls Road, a total distance of 754.00 feet to an iron pin set on Easterly property line of R. Strausser; thence East along a line running through the Grantors property, a total distance of 100.00 feet to an iron pin set; thence South 0 deg. 29' East, along a line running through the Grantors property, a total distance of 554.00 feet to an iron pin set; thence West along a line running through the Grantor's property, a total distance of 35.00 feet to an iron pin set; thence South 0 deg. 29' East, along a line running through the Grantor's property and passing over an iron pin set 30.00 feet from the centerline of Newton Falls Road (C.H. 177), a total distance of 200.00 feet to the True Place of Beginning for this survey and containing 1.570 acres of land as surveyed in August 1972, by Floyd L. Thomas and Samuel C. Janka, Registered Surveyor No. 5461 and 5739 of the State of Ohio. Be the same more or less, but subject to all legal highways.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale.
