In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, November 3, 2008, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Palmyra to-wit:

And known as being part of Lot 30, Division 4 N.W. in Palmyra Township and further described as follows:

Beginning in the centerline of Whippoorwill Road at the Southeast corner of R. & S. Crites and being East 644.58 feet from an iron pipe at the intersection of said road centerline with the centerline of John Thomas Road; thence N. 0 deg. 02' W., 229.49 feet to an iron pipe found and passing over an iron pipe found at 29.70 feet from the road center; thence N. 1 deg. 04' E., 534.63 feet along the East line of R. & M. Thompson to a stone found; thence N. 1 deg. 26' E., 212.70 feet to an iron pipe found at the Grantor's Northwest corner; thence S. 89 deg. 25' E., 139.02 feet along the Grantor's North line to an iron pipe; thence S. 0 deg. 01' W., 975.24 feet to the centerline of Whippoorwill Road and passing over an iron pipe 30 feet from the road center; thence West 153.88 feet along the centerline of Whippoorwill Road to the beginning. Containing 3.331 acres of land, Be the same more or less, but subject to all legal highways, as surveyed in February, 1975 by David J. Collier, Registered Surveyor No. 4819.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
