In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, November 3, 2008, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Mantua to-wit:

And known as being part of Lot 22 in said township and is further bounded and described as follows:

Beginning at a 2" iron pipe found at the Northwest corner of said Lot 22 in the centerline of Mantua Center Road TH 247 (60 feet wide); thence along said centerline South 04 degrees 57' 58" West, 705.46 feet to a P.K. nail set at the principal place of beginning of the parcel of land herein intended to be described;

Thence South 83 degrees 24' 29" East (and passing over a 5/8" iron pin set at 30.01 feet), 485.30 feet to a 5/8" iron pin set;

Course II:

Thence South 04 degrees 57' 56" West, 150.00 feet to a 5/8" iron pin set;

Course III: Thence North 83 degrees 24' 29" West, (and passing over a 5/8" iron pin set at 455.29 feet), 485.30 feet to a P.K. nail set in the centerline of said Mantua Center Road;

Course IV:

Thence North 04 degrees 57' 56" East, along said centerline, 150.00 feet to the princpal place of beginning and containing 1.6705 acres of land (1.5672 acres exclusive of right-of-way) as surveyed and described in October, 1999 by Joseph Gutoskey, P.S. 7567, be the same more or less, but subject to all legal highways.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
