In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, October 27, 2008, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Freedom to-wit:

Situated in the Township of Freedom, County of Portage, Ohio:

Being a part of Lot 95 in said township. Beginning at the centerline intersection of Freedom Rd., C.H. 211 and the South right of way line of Nichols Rd. C.H. 225, witness a rail road spike found, said point is the true place of beginning for the property herein described. Property owned by M. H. Krupansky; thence N. 07 deg. 45' 00" W., along the center line of Freedom Rd. C.H. 211, a distance of 94.00 feet to a spike found on the centerline; thence turning S. 82 deg. 15' 0" W., along the South property line of J. J. and M. E. Kristoff, a distance of 414.50 feet to an iron pipe found, and passing over an iron pipe found 30.00' from the centerline; thence turning S. 07 deg. 45' 00" E., along the East property line of conrail a distance of 203.50 feet to an iron pipe found; thence turning N. 67 deg. 27' 07" E., along the North property line of Conrail a distance of 428.72 feet back to the true place of beginning. Containing 1.4154 acres of land more or less, and excepting all legal highways and easements of record. Surveyed by Terrance L. Pearson, P.S. #7305 in December of 2002. Basis of bearing (N. 07 deg. 45' 00" W.) was taken from Deed Volume 899, Page 401. Be the same more or less, but subject to all legal highways.

Said Premises Located at 7885 Freedom Rd., Windham, OH 44288.

Said Premises Appraised at $87,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.

THE OWNER IS ALSO RESPONSIBLE FOR KNOWING EXACTLY WHAT HE IS PURCHASING.
