(CH 10), a total distance of 976.40 feet to a point; thence North 29 deg. 12' West along the centerline of Randolpoh Rd. (CH 10), a total distance of 325.59 feet to a point on said line, said point being the true place of beginning for this survey; thence continuing North 28 deg. 12' West, along the centerline of Randolph Rd., (CH 10) a total distance of 171.83 feet to a point on said line; thence South 89 deg. 00' East, along the Southerly property line of land now or formerly owned by K D Stemple and passing over an iron pin found 30.00 feet from the centerline of Randolph Rd. (CH 10), a total distance of 620.54 feet to an iron pin set on said line; thence South 1 deg. 00' West, along a line running through the Grantors property, a total distance of 100.00 feet to an iron pin set; thence North 89 deg. 00' West, along a line running through the Grantors property a total distance of 325.91 feet to an iron pin set; thence South 1 deg. 00' West along a line running through the Grantors property, a total distance of 50.00 feet to an iron pin set; thence North 89 deg. 00' West, along a line running through the Grantors property and passing over an iron pin set 30.00 feet from the centerline of Randolph Rd. (CH 10) a total distance of 210.78 feet to the true place of beginning for this survey and containing 1.618 acres of land as surveyed in Oct. 1973 by Floyd L. Thomas and Samuel C. Jenko, Reg. Surveyors No. 5461 and 5739 of the State of Ohio.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
