In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, October 6, 2008, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Mantua to-wit:

Situated in the Township of Mantua, County of Portage and State of Ohio:

Being a part of Lot 36 of said Mantua Township, beginning at an iron pipe at the intersection of the Mantua-Hiram Township lines with the centerline of Pioneer Trail; thence South among said Mantua-Hiram Township line for a distance of 3293.50 feet to an iron pin which marks the true place of beginning of the following described parcel of land. This true place of beginning is at the South-East corner of a 3.3 acre parcel of land now or formerly owned by John Coufalik; thence S. 89 deg. 50' West, along the said Coufalik land for a distance of 620 feet to an iron pipe; thence South 20 feet to an iron pipe; thence S. 89 deg. 50' West for a distance of 309.45 feet to an iron pipe; thence South for a distance of 80 feet to an iron pipe; thence N. 89 deg. 50' E., for a distance of 929.45 feet to an iron pipe in the center line of Mantua-Hiram Township Line Road, Vaughn Road; thence North along the centerline of Mantua-Hiram Township Line Road, Vaughn Road, for a distance of 100 feet to the place of beginning, containing 1.98 acres of land as surveyed by Lucius F. Converse, October 27, 1950.

Note:

Iron pipes were set 60 feet Westwardly from the centerline of the Mantua-Hiram Township Line Road, which is also the East line of Lot No. 36 of Mantua Township.

Said Premises Located at 10997 Vaughn Rd., Hiram, OH.

Said Premises Appraised at $115,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
