In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, October 6, 2008, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Randolph to-wit:

Beginning at a 1" iron pipe found in the Easterly line of Randolph Township and Easterly line of Lot 41 at the intersection of the centerlines of C.H. 87, Waterloo Road, C.H. 47, Industry Road and T.H. 28, Eberly Road; thence South along the Easterly line of Randolph Township, Easterly line of Lot 41 and centerline of C.H. 47, a distance of 422.10 feet to a point at the Southeasterly corner of land now or formerly owned by J. H. Stollar, Jr. (O.R. 69/576) which marks the true place of beginning for the following described parcel of land; thence continuing South along the Easterly line of Randolph Township, Easterly line of Lot 41 and centerline of C.H. 47, a distance of 300.00 feet to a point at the Northeasterly corner of land now or formerly owned by L. & C. Hall (Vol. 1133, Page 552); thence N. 88 deg. 55' 00" West, along the Northerly line of Hall (passing over a 1/2" iron rod set at 30.00 feet) a distance of 280.00 feet to a 1/2" iron rod set; thence North 28 deg. 32' 24" West, a distance of 335.01 feet to a 5/8" iron rod found at the Southwesterly corner of the aforementioned Stollar; thence East along the Southerly line of Stollar (passing over a 5/8" rod found at 410.00 feet) a distance of 440.00 feet to the true place of beginning, containing 2.450 acres of land, more or less, as surveyed by Rob A. Szuch, Registered Professional Surveyor No. 7288.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
