In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, September 29, 2008, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Franklin to-wit:

Being a part of Franklin Township Lot No. 30 by Deed Volume 356, Page 82, of Portage County Records of Deed. Bounded and described as follows:

Beginning at an iron pipe on the Southwest line of Hudson Road which is South 67 deg. 55' East from a marked stone in the Northwest corner of Center Place; thence North 18 deg. 00' West, along the Southwest line of Hudson Road 90.00 feet to an iron pipe the true place of beginning; thence North 72 deg. 52' West, 334.52 feet to an iron pipe in the East line of Henry Priebe property; thence North 22 deg. 20' East, along the East line of Priebe property 40.00 feet to an iron pipe; thence South 74 deg. 36' East, 296.51 feet to an iron pipe in the Southwest line of Hudson Road; thence South 18 deg. 00' East, along the Southwest line of the road 60.0 feet to the true place of beginning, containing 0.324 acres of land as surveyed by Frank W. Elgin, Registered Surveyor No. 3232.

Excepting therefrom the following:

Beginning at an iron pipe in the Westerly line of Hudson Road at its intersection with the Northerly line of John Lansinger Addition as recorded in Book 3, Page 5 of the Portage County Records of Plats; thence North 18 deg. 00' West, along said Westerly line, 90.0 feet to an iron pipe; thence North 72 deg. 52' West, 221.04 feet to an iron pipe and the true place of beginning of the parcel herein described; thence continuing North 72 deg. 52' West, 113.48 feet to an iron pipe; thence North 22 deg. 05' East, 40.00 feet to an iron pipe; thence South 74 deg. 37' East, 102.56 feet to an iron pipe; thence South 7 deg. 13' West, 43.60 feet to the true place of beginning and containing 0.104 acres of land more or less, as surveyed by Chas. C. Viers, Registered Surveyor No. 3116 in November of 1967.

Said Premises Appraised at $65,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
