In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, September 29, 2008, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Randolph to-wit:

Beginning at an iron pipe monument at the Southeast corner of said Lot 88; thence N. 0 deg. 12' E., a distance of 199.32 feet along the East line of Lot 88 and the center line of C.H. 69 (Hartville Rd.) to an iron pipe monument at the intersection of Hartville Rd. and the center line of C.H. 10 (Randolph Rd.); thence N. 84 deg. 09' W., a distance of 728.89 feet along the center line of Hartville Rd. to a point which is the true place of beginning; thence continuing N. 84 deg. 09' W., a distance of 95.00 feet to a point; thence N. 0 deg. 12' E., a distance of 235.06 feet to an iron pipe and passing over an iron pipe 30.15 feet from the center line of Randolph Road; thence S. 84 deg. 27' E., a distance of 94.93 feet to an iron pipe; thence S. 0 deg. 12' W., a distance of 235.58 feet to the place of begining passing over an iron pipe 30.15 feet from the center line of Randolph Rd. and containing 0.511 acres of land as surveyed by A. K. Boydell, R.S. #4434. Subject to all restrictions and easements of record, if any.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
