In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, September 22, 2008, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Palmyra to-wit:

And known as being part of Lot #19, Division #3 of lots in said township more fully bounded and described as follows, to-wit:

Beginning in the North line of Lot #19, Div. #3, (which is also the North line of land deeded to Ruby Morris as recorded in Vol. 374, Page 220, Portage County Records), West 1279.40 feet from the Northeast corner of said Lot #19, Div. #3; thence continuing along said North lot line West 385.50 feet to the land of Raymond H. & Anna Steele as recorded in Deed Volume 474, Page 425, P.C.R.; thence S. 36 deg. 34' W., along said Steele's line (passing over an iron pipe at 74.70 feet) 292.90 feet to an iron pipe; thence East 562.60 feet to an iron pipe; thence N. 0 deg. 37' W., (passing over an iron pipe at 175.25 feet) 235.25 feet to the place of beginning and containing 2.537 acres of land (being 2.000 acres exclusive of highway) as surveyed in October, 1952 by Leo E. Martin, Registered Surveyor No. 2587, be the same more or less, but subject to all legah highways.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
