Situated in the Township of Randolph, County of Portage, State of Ohio and known as being part of Lot 22 in Randolph Township and more fully described as follows:
Beginning at an iron pipe found in the center of New Milford Rd. (C.H. 31-C) at the Northwest corner of Lot 22; thence S. 1 deg. 25' 00" E., along the centerline of New Milford Rd. and the West line of Lot 22 a distance of 230.00 feet to a point which is the true place of beginning for the parcel of land herein described; thence N. 88 deg. 35' 00" E., a distance of 701.31 feet (passing over an iron pin set at 20.00 feet) to an iron pin set; thence S. 1 deg. 25' 00" E., a distance of 180.93 feet to an iron pin set; thence S. 87 deg. 42' 02" W., a distance of 701.40 feet (passing over an iron pin set at 681.40 feet) to a point in the center of New Milford Rd. at the West line of Lot 22; thence N. 1 deg. 35' 00" W., along the centerline of New Milford Rd. and the West line of Lot 22, a distance of 191.74 feet to a point, which is the true place of beginning and containing 3.0000 acres of land, more or less, as surveyed in March 1995 by Jeffery R. Dutton, Registered Surveyor, but subject to all legal highways and any restrictions, reservations or easements of record. Excepting real estate taxes and assesements, both general and special, which shall be prorated on the date of transfer and shall thereafter be assumed and paid by the Grantees, easements and leases of record, building restrictions and zoning regulations.
Said Premises Located at 756 New Milford Rd., Atwater, OH 44201.
Said Premises Appraised at $150,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
