Situated in the Village of Garrettsville, County of Portage and State of Ohio and known as being a part of Original Lot No. 45 in Hiram Township before the organization of Garrettsville Township and Village and more particularly known as being a part of Village Lot 18 of J. Cole's 1870 survey and more fully described as follows:
Beginning at a monument locating the centerline intersection of Main St. and South St.;
1. Thence S. 0 deg. 03' W., a distance of 392.26' along the centerline of South St. to a point;
2. Thence S. 89 deg. 49' 12" W., a distance of 30.00' to an I.P. in the West occupied right of way of South St. which is the true place of beginning;
3. Thence S. 0 deg. 03' W., a distance of 110.00' along the said right of way to an I.P.;
4. Thence N. 88 deg. 05' W., a distance of 325.26' along the North line of Village Lot 19 and property owned by Miller, Elwood Perko, Bruce and Kothera to an I.P.;
5. Thence N. 18 deg. 19' 47" W., a distance of 104.23' to a point in the center of Silver Creek and passing over an I.P. at 56.45' along the Easterly line of property owned by H. and D. Swords;
6. Thence N. 61 deg. 15' 20" E., a distance of 223.70' along the center of said creek to a point;
7. Thence S. 1 deg. 29' 46" E., a distance of 107.94' along the West line or property owned by W. E. Pixley to an I.P. and passing over an I.P. at 24.94';
8. Thence N. 89 deg. 49' 12" E., a distance of 159.00' along the Southerly line of said Pixley to the true place of beginning and containing 1.062 acres of land, more or less, as surveyed by Edward P. Wanchick, Registered Surveyor No. 5756.
Said Premises Located at 10717 South Street, Garrettsville, OH 44231.
Said Premises Appraised at $104,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
