In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, September 22, 2008, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Ravenna to-wit:

Situated in the State of Ohio, County of Portage, Township of Ravenna and known as being part of Lot 43 of the South Division of Lots in said township and more fully described as follows, to wit:

Beginning at 1/4" iron pin found at the centerline intersection of Lakewood Road (60' wide) and Menough Road (50' wide); thence S. 02 degrees 33' 55" W., a distance of 337.50', along the centerline of road; thence S. 87 degrees 19' 00" E., a distance of 30.00' to a 5/8" rebar set (capped #7824) at the East right-of-way line of said road which marks the true place of beginning for the parcel herein described; thence S. 87 degrees 19' 00" E., a distance of 268.14', along the Southerly line of a parcel now or formerly owned by S. A. Hitt, Trustee, Parcel #29-343-00-00-018.001 as recorded on 07-03-97 of the Portage County Records to a marked stone found in the centerline of Hoover Road (60' wide); thence S. 35 degrees 00' 00" W., a distance of 204.86', along the centerline of said road to a 5/8" rebar set (capped #7824); thence N. 47 degrees 43' 47" W., a distance of 192.72', to a 5/8" rebar set (capped #7824) in the Easterly right-of-way line of Lakewood Road; thence N. 02 degrees 33' 55" E., a distance of 50.32' along the Easterly right-of-way line of Lakewood Road to a 5/8" rebar set (capped #7824) and true place of beginning of this parcel of land contains 26,078 sq. fl. (0.6986 acres) of land more or less as determined from a survey made under the direction of Paul R. Crouch, Registered Surveyor No. 7824 in June 2003 and is subject to all easements or restrictions of record. This basis of bearing is the centerline of Lakewood Road, N. 02 degrees 33' 55" E., as recorded in Plat 99-44 of Portage County Records.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
