Douglas C. Dreslinski aka Douglas L. Freslinski and Gail Dreslinski aka Gail L. Dreslinski, et al.
Situated in the Township of Mantua, County of Portage and State of Ohio, being part of Original Township Lot 3 of said township and being part of a parcel of land now or formerly owned by Bennie and Marie Francis Chaykowski per Deed Volume 396, Page 978 and Deed Volume 1034, Page 69 of the Portage County Records and being more fully described as follows:
Beginning at a 1/2" diameter iron rod found at the Southeast corner of Lot 3, said iron rod also being on the centerline of Mantua Center Road, T.H. 247 (60 feet wide) and also being the true point of beginning for the following parcel herein described; thence N. 89 degrees 50' 55" W., 858.70 feet, along the South line of Lot 3 and passing over a rebar found at 30.00 feet, to a 1/2" diameter iron pipe found; thence N. 00 degrees 15' 06" E., 269.80 feet, and passing over a 1/2" diameter iron pipe found at 168.00 feet to a rebar found; thence S. 89 degrees 51' 16" E., 850.76 feet, and passing over a rebar found at 820.76 feet to a point in the centerline of Mantua Center Road; thence S. 01 degrees 26' 00" E., 270.00 feet along the centerline of Mantua Center Road, to the point of beginning and containing 5.295 acres of land, more or less, of which 0.186 acres of land, more or less, are contained in the present road right of way of Mantua Center Road. The above description is based on an actual field survey performed by Dan Stankavich, Professional Surveyor No. 7122 on October 28, 2000. Bearings for the above described parcel are based on the centerline bearing of Mantua Center Road, T.H. 247, per Official Record Book 237, Page 978 of the Portage County Records.
All rebars found are 5/8" diameter with "A. Szuch" I.D. Cap.
Said Premises Located at 12733 Mantua Center Road, Mantua, OH 44255.
Said Premises Appraised at $225,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
