In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, September 15, 2008, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Freedom to-wit:

Being part of Lot 34 in said township, and bounded and described as follows:

Beginning at an iron pipe at the Southwesterly corner of said Lot 34 at the intersection of the centerline of C.H. 225, Nichols Road and T.H. 226, Anderson Road; thence South 89 degrees 23 min. 15 sec. East, along the Southerly line of Lot 34 and centerline of T.H. 226, a distance of 1328.63 feet to a point which marks the true place of beginning for the following described parcel of land; thence North 00 degrees 44 min. 26 sec. East (passing over an iron pipe at 30.00 feet), a distance of 500.00 feet to an iron pipe; thence South 89 degrees 23 min. 15 sec. East, a distance of 179.74 feet to an iron pipe; thence South 00 degrees 44 min. 26 sec. West, (passing over an iron pipe at 470.00 feet) a distance of 500 feet to a point in the Southerly line of Lot 34 and centerline of T.H. 226; thence North 89 degrees 23 min. 15 sec. West, along the centerline of T.H. 226, a distance of 179.74 feet to the true place of beginning, containing 2.063 acres of land, more or less.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
