In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, September 8, 2008, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the City of Ravenna to-wit:

The land referred to in this commitment, situated in the City of Ravenna, County of Portage, State of Ohio, is described as follows:

Situated in the City of Ravenna, County of Portage, State of Ohio, being part of Lot 61-South in said city and bounded and described as follows:

Beginning at a 1/2" iron pipe found at the intersection of the Easterly line of Page Street and Southerly line of Hazen Avenue; thence N. 84 degrees 13' 00" E., along the Southerly line of Hazen Avenue a distance of 202.69 feet to a 1/2" iron rod found at the Northeasterly corner of land now or formerly owned by J. R. Sackett and J. R. Sackett, Sr. (O.R. 272, Pg. 734), which marks the true place of beginning for the following described parcel of land; thence continuing N. 84 degrees 13' 00" E., along the Southerly line of Hazen Avenue a distance of 60.00 feet to a point (a 1/2" iron pipe is 0.10' North & 0.20' East of this point) at the Northwesterly corner of land now formerly owned by S. M. Clark (2002-17495); thence S. 09 degrees 06' 00" W., along the Westerly line of said Clark a distance of 100.00 feet to a point (a 2" fence post is 0.17' formerly owned by P. M. Dolin (2003-15911); thence S. 84 degrees 13' 00" W., along Donlin's said Northerly line a distance of 60.00 feet to a 1/2" iron rod set in the Easterly line of the aforementioned Sackett; thence N. 09 degrees 06' 00" E., along the Easterly line of Sackett, a distance of 180.00 feet to the true place of beginning, containing 0.2396 acres of land, more or less, as surveyed and described July 9, 2003 by Rob A. Szuch, Registered Professional Surveyor No. 7288.

Said Premises Appraised at $100,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
