Also known as being part of Lot 28, Division 3, of said township, and also known as being all of Lot 20 of the Diamond Plat (unrecorded) and more fully described as follows:
Beginning at an iron pipe found at the intersection of the East right-of-way line of Cole Street (30 feet wide) and the South right-of-way line of Mason Street (40 feet wide); thence with the South right-of-way line of said Mason Street N. 89 deg. 22' 55" E., 54.00 feet to a No. 4 rebar, capped 6025, set at the true place of beginning for the parcel herein to be conveyed. Thence the following:
N. 89 deg. 22' 55" E., continuing with said right-of-way line, 50.00 feet to a capped No. 5 rebar found; S. 0 deg. 37' 05" E. 140.00 feet along a West line of lands of G. Vallelonga (12/30/03) to a capped No. 5 rebar found; S. 89 deg. 22' 55" W., 50.00 feet with a Southerly line of lands of A. P. Newlin (9/17/02) and the South line of said Sub-lot 20 to a No. 4 rebar, capped 6023 set; N. 0 deg. 37' 05" W., 140.00 feet along on East line of lands of J. Dillon (4/15/97) to the true place of beginning. Containing 0.1607 acres of land, be the same more or less, but subject to all legal highways, easements and limitations of record, if any, as surveyed and deteremined from local records and monumentation in March, 2007, by Douglas E. Bedore, P.S. 6023, of Bedore Surveying, Inc. All bearings are to an assumed meridian, and are used to form angles only.

Beginning at an iron pipe found at the intersection of the South right-of-way line of Mason Street (40 feet wide) and the East right-of-way line of Cole Street (30 feet wide); thence with the South right-of-way line of said Mason Street N. 89 deg. 22' 55" E., 54.00 feet to an iron rebar found; thence with an East line of lands of J. Dillon (4/15/97) S. 0 deg 57' 00" E., 140.00 feet to a No. 4 rebar, capped 6023, set at the true place of beginning for the parcel herrein to be conveyed. Thence the following:
N. 89 deg. 22' 55" E., 60.00 feet along the original South line of said Lot 20 of the Diamond Plat, being lands of A. P. Newlin (9/17/02) to a capped No. 5 rebar found; S. 0 deg. 37' 05" E., 210.00 feet along a West line of lands of S. M. Alvarez (5/17/96) to a point on the centerline of Tallmadge Road (C.H. 16, 60 feet wide) and passing over a pinch-top pipe found 30.00 feet therefrom; S. 89 deg. 22' 55" W., 50.00 feet along said road centerline to a point; N. 2 deg. 37' 05" W., 210.00 feet along an East line of D. or E. Leonard (2/28/94) to the true place of beginning and passing over an iron pipe found 30.00 feet from said road centerline. Containing 0.241 acres of land, be the same more or less, but subject to all legal highways, easements, and limitations of record, if any, as surveyed and determined from local records and monumentation in March, 2007, by Douglas E. Bedore, P.S. 8023 of Bedore Surveying, Inc. All bearings are to an assumed meridian and are used to form angles only.

TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale.
