In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, September 8, 2008, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Village of Windham to-wit:

The land referred to in this commitment is described as follows:

Situated in the Village of Windham, County of Portage, State of Ohio and being known as part of Lot 57 of Windham Township and more fully bounded and described as follows:

Beginning at a point on the centerline of East Center St. (S.R. 303) and the South line of said Lot 57 at the Southeast corner of land conveyed to R. & K. Meszaro by Volume 0117, page 864 of Portage County Official Records, said point being North 89 deg. 58' East, 420.35 feet from a 1" pin found at the centerline intersection of said East Center St. and North Main St. and the Southwest corner of said Lot 57; thence North 0 deg. 26' 09" West along the East line of said Meszaro's land, passing over a capped rebar found at 33.00 feet, a distance of 200.58 feet to a 5/8" capped rebar set; thence North 09 deg. 56' East, a distance of 118.03 feet to a 5/8" capped rebar set on the West line of land conveyed to T. & B. Liddle by Volume 964, Page 1080 of Portage County Record of Deeds; thence South 0 deg. 04' East, along said Liddle's land, a distance of 72.80 feet to a 5/8" capped rebar set; thence South 25 deg. 04' East, continuing along said Liddle's land, a distance of 25.00 feet to a capped rebar set; thence South 0 deg. 04' East, continuing along said Liddle's land and land conveyed to B. Liddle by Volume 742, Page 312 of Portage County Record of Deeds, and passing over a 3/4" pin found at 75.00 feet, a distance of 105.00 feet to a point on the centerline of said East Center St.; thence South 89 deg. 56' West, along said centerline, a distance of 127.30 feet to the point of beginning and containing 0.5687 acres of land as surveyed in April, 1999 by Clifford H. McGuire, Registered Surveyor No. 7770. The Grantor reserves for herself, her heirs and assigns an easement over the following described property for ingress and egress. It is herby understood that maintenance for this easement shall be divided equally between the parties. Situated in the Village of Windham, County of Portage, State of Ohio and being known as part of Lot 57 of Windham Township and more fully bounded and described as follows:

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
