The land referred to in this commitment, situated in the Township of Franklin, County of Portage, State of Ohio, is described as follows:
Known as being part of Franklin Township Lot Number 30 and further described as follows:
Beginning at an iron pipe in the South line of Fairchild Avenue and being S. 66 degrees 30' E., 650.50 feet from the intersection of said South Road line with the East line of Woodard Ave.; thence S. 68 degrees 07' E., 100.00 feet along the South line of Fairchild Ave. to a mark in the walk; thence S. 22 degrees 37' W., 143.27 feet to an iron pipe in the Grantor's South line; thence N. 73 degrees 29' W., 100.55 feet to an iron pipe at the Grantor's Southwest corner; thence N. 22 degrees 37' E., 152.67 feet to the beginning, containing .34 acres of land, be the same more or less, but subject to all legal highways. Survey July 1973 by David J. Collier, Registered Surveyor No. 4819.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
