Situated in the City of Kent, County of Portage and State of Ohio:
And known as being all of Lots 155, 156 and 157 and part of Lots 153, 154 and 158 of Crossbrook Allotment as recorded in Plat Book 5, Pages 1 through 4, inclusive, and further described as follows:
Beginning at the Southeasterly corner of Lot #157; thence S. 57 deg. 14' W. 28 feet along the Northerly line of Chelton Drive to the P.C. of a circle curve; thence 32.18 feet along the arc of said curve to the P. T. in the Easterly line of Brentwood Drive; thence 80.30 feet along the arc of a curve to the right and the said Easterly line having a central angle 8 deg. 37' 24", radius 591.76 feet and a chord N. 23 deg. 59' 36" W. 89.15 feet to an iron pipe; thence N. 57 deg. 14' E. 144.68 feet across Lot #158 to an iron pipe in the Westerly part of Lot #153; thence S. 32 deg. 46' E. 110 feet to an iron pipe in the said Northerly line of Chelton Drive to a point 3.75 feet Northeasterly from the Southwesterly corner of Lot #154; thence Southwesterly 103.75 feet to the beginning, be the same more or less, but subject to all legal highways.
Said Premises Located at 1245 Chelton Dr., Kent, OH 44240.
Said Premises Appraised at $125,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
