Beginning at monument in a box at the Southeast corner of Windham Township Lot 56; thence with the East line of said Lot 56 and the center of North Main Street (Windham-Nelson Road) N. 0 deg. 21' 43" W., 1814.57 feet to a point; thence with a North boundary of lands of now or formerly D. L. Thomas N. 89 deg. 50' 45" W. 396.88 feet to an iron pin set at the true place of beginning for the parcel herein to be conveyed; thence with additional lands of now or formerly Thomas N. 89 deg. 50' 45" W. 272.32 feet to an iron pin set; thence with additional land of now or formerly Ackerman N. 0 deg. 21' 43" W. 162.00 feet; thence with added lands of now or formerly Ackerman and Wirich S. 89 deg. 50' 45" E. 272.32 feet to an iron pin set; thence S. 0 deg. 21' 43" E. 162.00 feet to the beginning containing 1.0127 acres of land as surveyed in April 1978 by Douglas E. Bedore, Registered Surveyor No. 6023.

Beginning at a monument in a box at the Southeast corner of Windham Township Lot 56; thence with the centerline of Windham-Nelson Road (North Main Street) N. 0 deg. 21' 43" W. 1619.57 feet to a point; thence with the South right-of-way line of Annette Drive and a Southerly line of lands of Bernard Perkins N. 89 deg. 50' 45" W. 532.84 feet to an iron pin set at the true place of beginning for the parcel herein to be conveyed; thence with various boundaries of additional lands of Perkins the following: S. 0 deg. 44' 15" W. 35.00 feet to an iron pin set; S. 89 deg. 44' 15" W. 85.00 feet to an iron pin set; N. 0 deg. 44' 15" E. 35.62 feet to an iron pin set; thence S. 89 deg. 50' 45" E. 84.99 feet to the true place of beginning (witness an iron pin found S. 89 deg. 50' 45" E. 136.16 feet from said point of beginning), containing 0.0689 acres of land, be the same more or less but subject to all legal highways, restrictions and limitations of record, if any. The same was surveyed and determined in July, 1981 by Douglas E. Bedore, Registered Surveyor 6023 and quit-claiming the above Grantees, the right of ingress and egress to the above described parcel over a strip of land twelve feet wide (East to West), said strip lying immediately East of and adjacent to the East boundary of said above described parcel by its entire 35 foot depth, said easement being within the boundaries of a 0.9438 acre parcel of land standing in the name of Bernard Perkins. The same was surveyed and determined in July 1981, by Douglas E. Bedore, Registered Surveyor 6023.

Said Premises Located at 9424 Annette Dr., Windham, OH 44288.
Said Premises Appraised at $85,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale.
