In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, July 28, 2008, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Palmyra to-wit:

And known as being a part of Township Lot 32, Division 3 East and further described as follows:

Beginning at a point in the East line of said Lot 32, Division 3 East, and in the centerline of Mahoning Road (C.H. 73, 40 foot R/W) North 00 deg. 09' 37" West, a distance of 589.90 feet from a monument at the Southeast corner of said Lot 32, Division 3 East; thence South 89 deg. 02' 53" West, a distance of 397.04 feet to a point; thence North 00 deg. 09' 37" West, a distance of 685.23 feet to an iron pipe and passing over an iron pin at 86.16 feet; thence South 89 deg. 59' 05" East, a distance of 397.00 feet and passing over an iron pipe at 335.58 feet to a point in said East line of Lot 32, Division 3 East, and in the centerline of Mahoning Road; thence along said East line of Lot 32, Division 3 East, and along said centerline of Mahoning Road South 00 deg. 09' 37" East, along a distance of 678.53 feet to the beginning and containing 6.215 acres of land, be the same more or less, but subject to all legal highways and easements of record as surveyed by Dennis G. Heasley, Sept. 1972.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
