In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, June 16, 2008, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Randolph to-wit:

Situated in the Township of Randolph, County of Portage and State of Ohio and known as being part of Lot 57 in said township and also known as being all of that parcel conveyed to K. F. Labbe as recorded in Vol. 1144, Page 872 the Portage County Recorders Records and being more fully bounded and described as follows:

Beginning, for the reference, at a bolt spike found in the center line of Waterloo Road (60' R/W) at the Northeast corner of said Lot 57; thence North 89 degrees 00 min. 00 sec. West, 408.27, along said center line, to the Northwest corner of a parcel conveyed to C. P. Roliff, et al. (1160/927) and being the TRUE PLACE OF BEGINNING for the parcel hereinafter described; thence South 00 degrees 25 min. 11 sec. West, (passing over a capped 5/8" rebar set at (30.00') 583.39', along the Westerly line of said Roliff parcel, to a capped 5/8" rebar set at an angle in said line (witness a 1" pinched top pipe found South 88 degrees 37 min. 02 sec. East, a distance of 82.15); thence North 89 degrees 44 min. 49 sec. West, 164.99', continuing along Roliff's parcel, to a 3/4" pipe found in the Easterly line of a parcel conveyed to the Trustees of Randolph Twp. (1135/734); thence North 00 degrees 25 min. 11 sec. East, 585.54' (passing over a 5/8" capped rebar set at 555.54'), along the East line of said Trustee's parcel, to a point in the center line of Waterloo Rd.; thence South 89 degrees 00 min. 00 sec. East, 165.00', along said centerline to the TRUE PLACE OF BEGINNING and containing 2.214 acres of land, more or less, as determined from a survey made by Stephen P. Campbell, Professional Land Surveyor No. 7330 of Campbell & Associates Inc., in September 2004. The bearings used to prepare this description are based on South 89 degrees 00 min. 00 sec. East, as the bearing of the Waterloo Rd. as recorded in Vol. 1160, Pg. 927.

Said Premises Appraised at $150,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
