Situated in the Township of Brimfield, County of Portage and State of Ohio:
And known as being a part of Lot Number 29 in Brimfield Estates, as recorded in Plat Book 5, Page 42 of the Portage County Records of Plats and bounded and described as follows, to wit:
Beginning at the Northeast corner of said Lot 29; thence S. 0 deg. 15' W., along the East line of said Lot 29, a distance of 399.50 feet to a point in the North line of Edson Road; thence S. 48 deg. 17' W., along the North line of Edson Road, a distance of 107.59 feet to a point; thence N. 0 deg. 15' E., parallel to the East line of said Lot 29, a distance of 471.68 feet to apoint in the North line of said Lot 29; thence S. 89 deg. 55' E., along the North line of said Lot 29, a distance of 80.00 feet to the place of beginning and containing 0.80 acres of land, as surveyed in March, 1956, by Donald H. Mathews, Registered Surveyor. The above described premises are subject to permanent easement for a drain line for basement and surface water drainage across the Southwest corner thereof for the benefit of property contiguous to the above described tract and on the Westerly side thereof and containing 1.12 acre. Said drain line extends from the dwelling house on said 1.12 acre parcel on the Westerly side of above tract in a Southwesterly direction across Southwest corner of above described tract and terminates at the highway ditch along the highway known as Edson Road.
Said Premises Located at 4469 Edson Rd., Kent, OH 44240.
Said Premises Appraised at $80,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
