In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, June 2, 2008, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Randolph to-wit:

And known as being part of Lot 52 in said township and bounded and described as follows:

Beginning at a track spike found at the intersection of the Easterly line of said Lot 52 and the centerline of C.H. 87, Waterloo Road; thence N. 61 deg. 48' 30" W., along the centerline of said C.H. 87, a distance of 1245.94 feet to a track spike found at the Southerly corner of land now or formerly owned by P. E. & E. C. Meredith (Vol. 765, Pg. 190) which marks the true place of beginning for the following described parcel of land; thence N. 05 deg. 07' 15" E., along the Easterly line of said Meredith and an Easterly line of land now or formerly owned by J. E. & G. M. Oberholtzer (Vol. 1044, Pg. 596 and passing over a 1 1/2" iron pipe found at 33.44 feet) a distance of 809.34 feet to a 5/8" iron rod found in the Southerly right of way line of U.S.R. 224 (POR 224-6.22 & 9.58); thence N. 77 deg. 06' 14" E., along the Southerly right of way line of said U.S.R. 224, a distance of 283.52 feet to a 5/8" iron rod set; thence S. 05 deg. 07' 15" W., a distance of 799.89 feet to a 5/8" iron rod set in the Northerly line of land now or formerly owned by John E. & Elizabeth Peterka (Vol. 1001, Pg. 399, Vol. 1001, Pg. 401 and Vol. 1038, Pg. 1003); thence N. 51 deg. 50' 09" W., a distance of 90.00 feet to a 3/4" iron pipe found at the Northwesterly corner of said Peterka; thence S. 28 deg. 09' 28" W., along the Westerly line of said Peterka (passing over a 3/4" iron pipe found at 164.88 feet) a distance of 194.98 feet to a point in the centerline of C.H. 87; thence N. 61 deg. 48' 30" W., along the centerline of C.H. 87, a distance of 120.10 feet to the true place of beginning, containing 5.048 acres of land, more or less, as surveyed March 30, 1987 by Al Szuch & Associates, Registered Surveyor No. 5398.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
