In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, June 2, 2008, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the City of Ravenna to-wit:

And known as being part of Lot No. 19 of the South Division of lots in Ravenna Township. Beginning at a concrete monument in the North line of Riddle Avenue and being the Southwest corner of Lot 40 in the Garden Allotment, said monument is 642 feet from the East line of Lot 19 measured along the North line of Riddle Avenue; thence North 5 deg. 16' East, 140 feet to an iron pipe; thence North 84 deg. 43' West, 55 feet to an iron pipe; thence South 5 deg. 16' West, 140 feet to an iron pipe in the North line of Riddle Avenue; thence South 84 deg. 43' East, 55 feet along the North line of Riddle Avenue to the place of beginning, containing 0.177 of an acre of land, also known as being a part of Block C in the East Main Allotment to the City of Ravenna. Be the same more or less, but subject to all legal highways.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
