Situated in the Township of Mantua, County of Portage and State of Ohio:
And known as being part of Lot 34 in Mantua Township and further described as follows:
Starting at the intersection of the centerline of Pioneer Trail with the centerline of Mantua Center Road;
1. Thence S. 87 deg. E., 2135.64 feet along the centerline of Pioneer Trail to an iron pipe;
2. Thence N. 67 deg. E., 279.38 feet along the centerline of Pioneer Trail to a point and being the true place of beginning;
3. Thence N. 0 deg. 54' 40" E., 408.65 feet to an iron pipe set and passing over an iron pipe set 36.10 feet from the road center;
4. Thence S. 88 deg. 53' 20" E., 177.20 feet to an iron pipe set in the West line of land owned by K. or M. Monroe (D.V. 1024, Pg. 345);
5. Thence S. 0 deg. 54' 40" W., 329.47 feet along Monroe's West line to an iron pipe in the centerline of Pioneer Trail and passing over an iron pipe 36.10 feet from the road center;
6. Thence S. 67 deg. W., 193.84 feet along the centerline of Pioneer Trail to the true place of beginning. Containing 1.501 acres of land, be the same more or less, but subject to all legal highways, as surveyed in November, 2000, by Edward J. Collier, Registered Surveyor No. 7141. This description was made in accordance with an accompanying map of the same date, the basis of bearings is from Survey Map (P6772) and the prior deed of the subject property is Vol. 47, Pgs. 322-323.
Said Premises Located at 4325 Pioneer Trail, Mantua, OH 44255.
Said Premises Appraised at $85,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
