In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, June 2, 2008, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Palymra to-wit:

(C.H. 18) said point being the Northwesterly corner of Lot 27 Div. 3 East; thence South 0 deg. 52' West, along the centerline of McClintocksburg Rd. (C.H. 135) and the Westerly line of Lot 27 Div. 3 East, a total distance of 696.49 feet to a boat spike set on said line, said point being the TRUE PLACE OF BEGINNING for this survey; thence South 88 deg. 51' 42" East (sic) along a line running through the Grantors property and passing over an iron pin set 30.00 feet from the centerline of McClintocksburg Rd. a total distance of 1443.30 feet to an iron pin set on a division line between two 20 acre parcels; thence South 1 deg. 11' 30" West, along a line running through the Grantors property, said line being a division line between two 20 acre parcels, a total distance of 150.96 feet to an iron pin set on said line; thence North 88 deg. 51' 42" West, along a line running through the Grantors property, and passing over an iron pin set 30.00 feet from the centerline of McClintocksburg Rd., a total distance of 1442.44 feet to a point spike set on said centerline; thence North 0 deg. 52' East, along the centerline of McClintocksburg Rd. and the Westerly line of Lot 27 Div. 3 East, a total distance of 150.96 feet to the TRUE PLACE OF BEGINNING for this survey and containing 5.000 acres of land as surveyed in Nov. 1971 by Floyd L. Said Premises Appraised at $210,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
