In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, April 28, 2008, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the City of Streetsboro to-wit:

And known as being part of Lot No. 55, township, county and state aforesaid and more particularly described as follows:

Beginning at a monument at the Northeast corner of said lot which monument is situated at the centerline intersection of State Route No. 43, and State Route No. 14 and State Route 303; thence South along the East line of said Lot No. 55 which is also the centerline of State Route No. 43 for a distance of 1937.44 feet to a point at the Northeast corner of an 11.07 acre parcel of land now owned by E. M. and Mae Grubb as recorded in Volume 522, Page 211 of Portage County Record of Deeds; thence continuing South along the East line of said Lot No. 55 for a distance of 479.60 feet to a point which marks the true place of beginning of the following described parcel of land; thence continuing South along the East line of said Lot No. 55 for a distance of 200.00 feet to a point in the North line of a parcel of land now or formerly owned by H. R. Walker; thence North 88 degrees 50' 34" West along the North line of said Walker property for a distance of 709.50 feet to an iron pipe set at an angle in said North line; thence North along the East line of said Walker land for a distance of 200.00 feet to an iron pin; thence South 88 degrees 50' 34" East, parallel with the North line of said Walker land for a distance of 709.50 feet to the true place of beginning and found to contain 3.258 acres of land as surveyed by Lucius F. Converse, Registered Surveyor No. 1199 in June 1958.

Note:

A large iron pipe was set North 88 degrees 50' 34" West, a distance of 30.00 feet from the Southeast corner of the above described parcel and an iron pin was set North 88 degrees 50' 34" West, a distance of 30.00 feet from the Northeast corner of the above described parcel, be the same more or less, but subject to all legal highways.

Said Premises Appraised at $125,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
