In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, April 21, 2008, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the City of Ravenna to-wit:

The land referred to in this commitment, situated in the City of Ravenna, County of Portage, State of Ohio, is described as follows:

Being a parcel of land lying on the left side of the centerline of a survey, made by the Department of Highway Transporation and recorded in Book 22, Page 29, of the records of Portage County and being located within the following described points in the boundary thereof:

Known as being part of Sub-lot Number 10 of the Cloverlawn Allotment, as recorded in Plat Book 3, Page 23 of the Portage County Records of Plats, and being more fully described as follows:

Beginning at a point at the Southeast corner of said Sub-lot Number 10, said point also being at this Grantor's Southeast property corner and 20.00 feet left of Station 15 + 90.98 centerline survey and existing right-of-way Wall Street; thence N. 87 deg. 20' 00" W., along the Southerly line of said Sub-lot Number 10 and this Grantor's Southerly property line, a distance of 5.00 feet to a point on the proposed Westerly right-of-way line of Wall Street; thence N. 02 deg. 40' 00" E., along said proposed Westerly right-of-way line, a distance of 53.00 feet to a point on the Northerly line of said Sub-lot Number 10 and this Grantor's Northerly property line; thence S. 87 deg. 20' 00" E., along said Northerly sub-lot line and property line, a distance of 5.00 feet to a point at the Northeast corner of said Sub-lot Number 10 and this Grantor's Northeast property corner; thence S. 02 deg. 40' 00" W., along the existing Westerly right-of-way line of Wall Street, the Easterly line of said Sub-lot Number 10 and this Grantor's Easterly property line, a (deed) distance of 53.00 feet to place of beginning; containing 205 square feet of land. Grantor retains rights of ingress and egress to Wall Street (CH 159A). Description for the above parcel is based on a survey made by Thomas F. Mosune, Registered Surveyor Number 4718.

Said Premises Appraised at $115,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
