In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, April 21, 2008, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Edinburg to-wit:

Situated in the State of Ohio, County of Portage, Township of Edinburg and being part of Lot 7, Southeast, Subdivision 1 and being part of a parcel now or formerly owned by North Stone Group, L.L.C. (Image #200325207) and being more, particularly described as follows:

Beginning at a stone found at the Southeast corner of said Lot 7, Southeast; thence S. 89 deg. 58' 22" W., along the South line of said Lot 7, Southeast and the centerline of Yale Road (40' wide), a distance of 98.00 feet to a point; thence N. 45 deg. 31' 04" W., along the centerline of State Route 14 (variable width), a distance of 2403.74 feet to a point and the true place of beginning of the herein described parcel;

1. Thence continuing N. 45 deg. 31' 04" W., along the centerline of State Route 14, a distance of 279.00 feet to a point;

2. Thence N. 44 deg. 28' 56" E., a distance of 418.54 feet (and passing over a 5/8" steel rod with Deibel cap set at a distance of 40.00 feet) to a 5/8" steel rod with Deibel cap set;

3. Thence N. 89 deg. 53' 54" E., along the North line of said Lot 7, Southeast, Subdivision 1, a distance of 391.73 feet to a 5/8" steel rod with Deibel cap set;

4. Thence S. 44 deg. 28' 56" W., a distance of 693.51 feet (and passing over a 5/8" steel rod with Deibel cap set at a distance of 653.51 feet) to a point and the true place of beginning of the herein described parcel; the above described parcel contains 3.561 acres, of which 0.256 acre lie within the public road right-of-way, as surveyed under the supervision of Curtis G. Deibel, in October, 2003. Subject to the right-of-way of State Route 14 (variable width). The bearings are based on N. 45 deg. 31' 04" W., for the centerline of State Route 14 as shown on a map of survey by Dennis G. Heasly dated June, 1972.

Said Premises Located at 2880 St. Rt. 14, Rootstown, OH 44272.

Said Premises Appraised at $145,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
