In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, March 31, 2008, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Suffield to-wit:

And known as being part of Lot No. 31 of Suffield Township, bounded and described as follows:

Beginning at a point in the East line of said Original Lot 31, N. 0 deg. 23' E., 1320.1 feet from the Southeast corner of said lot; thence N. 0 deg. 23' E., 200 feet along the East line of said Lot 31; thence South 89 deg. 27' W., 983.60 feet to the center of the public highway; thence South 28 deg. 40' E., 310.07 feet along the center line of said public highway; thence N. 84 deg. 25' S., 837.46 feet to the place of beginning and containing 5 acres of land.

EXCEPTING THEREFROM:

And known as being part of Lot 31, Suffield Township and further described as follows:

Beginning at a marked stone found at the Southeast corner of Lot 31, said beginning point is witnessed by an iron pipe found approximately 0.30 feet away in a Southwesterly direction; thence along the East line of Lot 31 N. 00 deg. 23' E., a distance of 1320.1 feet to a point at the Grantor's Southeast corner and Northeast corner of a 3.30 acre parcel of land now or formerly owned by A. B. Roller; thence along the dividing line between the Grantor and A. B. Roller S. 84 deg. 25' W., a distance of 308.76 feet to an iron pipe which is the true place of beginning for the following parcel of land; thence continuing along the dividing line between the Grantor and A. B. Roller S. 84 deg. 25' W., a distance of 528.70 feet to an iron pipe in the centerline of Mishler Road, C.H. 4 and passing over an iron pipe at a distance of 32.61 feet from said centerline; thence along the centerline of Mishler Rd., N. 28 deg. 40' W., a distance of 135.88 feet to a point; thence parallel to the Grantor's South line N. 84 deg. 25' #. A distance of 581.97 feet to an iron pipe and passing over an iron pipe at a distance of 32.61 feet; thence S. 05 deg. 35' E., a distance of 125.00 feet to the true place of beginning and containing 1.594 acres of land as surveyed by Donald Trocchio, Reg. Sur. No. 6445 of Stockman & Associates, Inc., in August, 1977.

Said Premises Appraised at $85,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
