In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, February 25, 2008, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Randolph to-wit:

And being part of Original Lot 97 of said township, being also part of a parcel of land deeded to the Plough Revocable Living Trust per Deed Volume 1132, Page 344-346 of the Portgage County Records, and being further described as follows:

Beginning at a 1" iron rod found in a monument box at the centerline intersection of Hartville Road, C.H. 69 (60 feet wide) and the centerline of Bassett Road, T.H. 44 (60 feet wide); thence South 38 deg. 20' 24" West, 799.64 feet, along the centerline of Hartville Road, to a point, said point being the true point of beginning for the parcel of land herein described; thence South 87 deg. 31' 49" East, 916.65 feet, through the Grantors' property and passing over a 5/8" rebar set on the West line of a parcel of land deeded to Robert R. and Kathleen J. Detwiller per Deed Volume 1161, Page 100 of the Portage County Records; thence South 1 deg. 34' 32" West, 300.04 feet, along Detwiller's West line, to a 5/8" rebar set; thence North 87 deg. 31' 49" West, 1138.25 feet, through the Grantors' property and passing over a 5/8" rebar set at 1101.23 feet, to a point on the centerline of Hartville Road; thence North 38 deg. 20' 24" East, 370.22 feet, along the centerline of Hartville Road, to the point of beginning and containing 7.076 acres of land, more or less, as surveyed by Dan Stankavich, Professional Surveyor No. 7122, on January 9, 1995. Be the same more or less, but subject to all legal highways.

Said Premises Appraised at $230,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
