Situated in the City of Kent, County of Portage, State of Ohio, is described as follows:
And known as being part of the Original Franklin Township Lot No. Twenty-five (25) and being further known as Sub-division 108 and part of Sub-division 109 of said township lot bounded as follows:
On the Southerly side by the Northerly line of Park Avenue; on the Westerly side by land now or formerly owned by Leroy and Clara Bowen; on the Northerly side by a line parallel with and at all point 200 feet distant Northerly from the Northerly line of Park Avenue; on the Easterly side by land now or formerly owned by A. Seller and Ruth Roberts; being a tract of land having a frontage of 85 feet on the Northerly side of Park Avenue and extending back therefrom of uniform width 200 feet.
Said Premises Located at 519 Park Avenue, Kent, OH 44240.
Said Premises Appraised at $120,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
