In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, February 11, 2008, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the City of Streetsboro to-wit:

And known as being part of Original Lot 71 in said township, more fully described as follows:

Beginning at a point in the centerline of Blackburn Rd. nka Stone Rd. (Township Road #86) which centerline is the West line of Portgage County and the West line of Lot 71, N. 0 degrees 10' East, 782.16 feet from the Southwest corner of said Lot 71; thence along the centerline of Blackburn nka Stone Rd. and the West line of Lot 71, N. 0 degrees 10' East, 175.00 feet to a point, and from which point an iron pipe bears S. 88 degrees 36' East, a distance of 30 feet; thence along the centerline of a proposed road S. 88 degrees 36' East, 230.00 feet to an iron pipe; thence parallel with the centerline of Blackburn Rd. nka Stone Rd. and the West line of Lot 71, S. 0 degrees 10' West, 175.00 feet to an iron pipe; thence N. 88 degrees 36' West, 230.00 feet to the place of beginning and containing 0.95 acres, but excepting and reserving for road purposes a strip of land 25 feet in width adjacent to and extending along the entire length of the North line, as surveyed September 25, 1948 by E. Beginning at the Southwest corner of Lot 71 in said township; thence N. 0 degrees 10' East along the West line of said Lot 71 and the centerline of CH 86 known as Stone Rd. a distance of 782.16 feet to a point; thence S. 88 degrees 36' East, a distance of 230.00 feet to an iron pipe which is the true place of beginning; thence N. 0 degrees 10' East, a distance of 175.00 feet to an iron pipe; thence S. 88 degrees 36' East, a distance of 200 feet to an iron pipe; thence S. 0 degrees 10' West, a distance of 175.00 feet to an iron pipe; thence N. 88 degrees 36' West, a distance of 200.00 feet to the place of beginning and containing 0.803 acres of land as surveyed by Leroy M. Satrom, RS #4226. Reserving a strip of land 25 feet in width along the North line of the above described parcel of land for future road purposes.

Said Premises Appraised at $130,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
