In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, February 11, 2008, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Suffield to-wit:

PARCEL B: 7.188 acres

Situated in the Township of Suffield, County of Portage and State of Ohio:

And known as being part of said Township Lot 14, and more fully described as follows:

Beginning for a description of the parcel herein to be conveyed at a point on the centerline of May Road (T.H. 23-A, 60 feet wide), said point being S. 0 deg. 04' 11" E., 455.18 feet from an iron spike found at the intersection of said centerline with the centerline of Trares Road (T.H. 25-C, 60 feet wide); thence the following:

S. 0 deg. 04' 11" E., 290.18 feet with the centerline of May Road to a point;

N. 89 deg. 47' 08" W., 742.50 feet with a line traversing present lands of D. and A. McCabe to a No. 4 rebar, capped 6023, set and passing over a No. 4 rebar, capped 6023, set 30.00 feet from said road centerline;

S. 0 deg. 04' 11" E., 165.00 feet, traversing the above-mentioned lands to a No. 4 rebar, capped 6023, set;

N. 89 deg. 47' 08" W., 214.50 feet with a North line of Overly (Deed Volume 938, Page 571) to an iron pipe found;

N. 0 deg. 04' 11" W., 455.18 feet along the East line of lands of Moon (Deed Volume 450, P. 493) to an iron pipe found;

S. 89 deg. 47' 08" E., 957.00 feet along the South line of lands of Overly (Deed Volume 944, Page 212) to the true place of beginning and passing over a No. 4 rebar found 30.00 feet from said beginning. Containing 7.188 acres of land (of which 6.988 acres are useble and 0.200 acres are in said road right of way), be the same more or less, but subject to all legal highways, easements and limitations of record, if any, as surveyed and determined from local records and monumentation in April, 2003, by Douglas E. Bedore, P.S. 6023 of Bedore Surveyor, Inc. All bearings are to an assumed meridian, and are used to form angles only.

Said Premises Located at 1881 May Rd., Mogadore, OH 44260.

Said Premises Appraised at $250,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
