All that certain parcel of land situated in the Township of Randolph, County of Portage, State of Ohio being known and designated as Lot No. 41, and bounded and described as follows:
Beginning at a railroad track spike set at the intersection of the Westerly line of said Lot 41 and the centerline of T.H. 28, Eberly Road; thence North 66 degrees 41 minutes 00 seconds East along the centerline of said T.H. 28 a distance of 300.00 feet to a point which marks the true place of beginning for the following described parcel of land; thence continuing North 66 degrees 41 minutes 00 seconds East along the centerline of said T.H. 28 a distance of 150.00 feet to a point; thence South 05 degrees 03 minutes 50 seconds West (passing over 1/2" iron rod set at 34.10 feet) a distance of 660.16 feet to a 1/2" iron rod set; thence South 66 degrees 41 minutes 00 seconds West a distance of 150.00 feet to a 1/2" iron rod set; thence North 05 degrees 03 minutes 50 seconds East (passing over a 1/2" iron rod set at 626.06 feet) a distance of 660.16 feet to the true place of beginning, containing 2.000 acres of land, more or less, as surveyed July 7, 1988 by Al Szuch & Associates, Registered Surveyor.
Said Premises Located at 5218 Everly Road, Atwater, OH 44201.
Said Premises Appraised at $115,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
