In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, January 28, 2008, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Mantua to-wit:

Situated in the Township of Mantua, County of Portage and State of Ohio:

And known as being part of Lot 3 in Mantua Township and further described as follows:

Situated in an iron rod at the Southeast corner of Lot 3; thence North 88 degrees 92' West, 858.88 feet along the South line of Lot 3 to an iron pipe; thence North 1 degree 15' East, 168.00 feet along the Grantor's East line to an iron pipe and the true place of beginning; thence North 88 degrees 45' West, 50.00 feet to an iron pipe; thence North 17 degrees 44' 52" West, 540.73 feet to the centerline of Winchell Road and passing over an iron pipe 31.58 feet from the road center; thence North 54 degrees 04' East, 283.70 feet along the centerline of Winchell Road to an iron pipe in the Grantor's East line; thence South 1 degree 15' West, 682.74 feet along said East line to the true place of beginning. Containing 2.085 acres of land, be the same more or less, but subject to all legal highways, as surveyed in October, 1983 by David J. Collier, Registered Surveyor No. 4819.

Said Premises Appraised at $140,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
