Being a parcel of land located in Lot 43, South Division, Ravenna Township, Portage County, Ohio and being further described as follows:
Commencing at a monument box on the centerline of Lakewood Road (C.H. 151) and the Southerly line of Lot 43-S; thence North 28 deg. 49' East, along the centerline of Lakewood Road (C.H. 151) a total distance of 1974.96 feet to a P.K. nail set on said line, said point being the true place of beginning for this survey; thence continuing North 28 deg. 49' East along the centerline of Lakewood Road (C.H. 151) a distance of 138.27 feet to a P.K. nail set on said line and the Southwesterly property corner of land now or formerly owned by Vito Maffei; thence South 51 deg. 11' East, along the Southerly property line of land now or formerly owned by Vito Maffei and passing over an iron pin found 30.50 feet from the centerline of Lakewood Road (C.H. 151) a distance of 62.10 feet to an iron pin found at an angle in said line; thence South 0 deg. 21' East along the Westerly property line of land now or formerly owned by Vito Maffei, a distance of 158.35 feet to an iron pin set on said line; thence North 61 deg. 11' West, along a line running through the Grantor's property and passing over an iron pin set 30.00 feet from the centerline of Lakewood Road (C.H. 151), a distance of 139.27 feet to the true place of beginning for this survey and containing 0.320 acres of land as surveyed in April, 1977, by Floyd L. Thomas and Samuel C. Janka, R. S. #'s 5461 and 5739 of the State of Ohio.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale.
