In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, December 17, 2007, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Deerfield to-wit:

And known as being part of Lot 39 in Deerfield Township and further described as follows:

Beginning at an iron pipe at the Grantor's Southeast corner in the centerline of Fewtown Road and being N. 88 deg. 55' 30" W., 847.39 feet from an iron stake at the intersection of said road centerline with the centerline of Watson Road; thence N. 88 deg. 55' 30" W., 248.08 feet along the centerline of Fewtown Road to an iron spike; thence N. 00 deg. 00' 30" E., 660.85 feet to an iron pipe in the Grantor's North line and passing over an iron pipe 20.00 feet from the road center; thence S. 88 deg. 43' 50" E., 248.10 feet to an iron pipe at the Grantor's Northeast corner; thence S. 00 deg. 00' 30" W., 680.00 feet along the Grantor's East line to the beginning and passing over an iron pipe 20.00 feet from the road center, containing 3.875 acres of land, as surveyed in June, 1996 by Edward J. Collier, Registered Surveyor No. 7141. Be the same more or less, but subject to all legal highways.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
