In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, December 17, 2007, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Suffield to-wit:

No. 2001-32036); thence N. 16 deg. 41' 35" W., a distance of 289.27 feet to a 1/2" iron pipe found at the Northeast corner of said Adorni, which marks the true place of beginning for the following described parcel of land; thence N. 82 deg. 59' 57" W., along the North line of said Adorni a distance of 288.63 feet to a 1/2" iron pipe found in the East line of the W. & L. E. Railroad; thence N. 24 deg. 35' 07" W., along the East line of the W. & L. E. Railroad, a distance of 103.81 feet to a 5/8" iron rod set; thence continuing along the East line of the W. & L. E. Railroad, deflecting to the right along the arc of a circular curve having a radius of 2864.79 feet, a chord of 227.17 feet and a chord bearing of N. 22 deg. 18' 47" W., a distance of 227.24 feet to a 5/8" iron rod set at the Southwest corner of land now or formerly owned by R. M. & V. L. Gault (O.R. 465, Pg. 650); thence N. 88 deg. 01' 15" E., a distance of 311.75 feet to a track spike set at the Southeast corner of said Gault; thence N. 16 deg. 24' 35" W., a distance of 116.18 feet to a 5/8" iron rod found at the Southeast corner of land now or formerly owned by J. B. or C. L. White (Inst. 2002-33402); thence N. 15 deg. 40' 34" W., along the East line of said White, a distance of 219.79 feet to a point at the Southwest corner of land now or formerly owned by D. M. Budacki (Vol. 1039, Pg. 758); thence S. 86 deg. 03' 00" E., along the South line of said Budacki (passing over a 5/8" iron rod set at 20.00 feet), a distance of 478.24 feet to a 5/8" iron rod set in the West line of land now or formerly owned by D. E. Baker (O.R. 75, Pg. 774); thence S. 05 deg. 27' 15" W., along the West line of said Baker, West line of land now or formerly owned by F. Jr. and D. E. Klettlinger (Inst. 2002-08122) and D. F. or C. A. Klettlinger (O.R. 514, Pg. 890), a distance of 454.75 feet to a 5/8" iron rod found at the Northeast corner of land now or formerly owned by C. A. Klettlinger (Inst. 2002-30104); thence N. 86 deg. 03' 00" W., a distance of 300.61 feet to a 5/8" iron rod found at the Northwest corner of said C. A. Klettlinger; thence S. 16 deg. 41' 35" E., along the West line of C. A. Klettlinger, a distance of 217.82 feet to the true place of beginning, containing 6.3049 acres of land, more or less, as surveyed and described August 26, 2004 by Rob A. Szuch, Registered Professional Surveyor No. 7288.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
