Situated in the County of Portage, in the State of Ohio and in the City of Aurora:
Being known as part of Lot No. 38, township, county and state aforesaid and more particularly described as follows:
Beginning at a point in the East line of said Lot No. 38, (which is also the township line) at its intersection with the center line of State Route No. 82; thence North 88 degrees 25 feet West along the center line of said Route 82 for a distance of 1,360.67 feet to an iron pipe which marks the true place of beginning of the following described parcel of land (said point being also at the Southwest corner of 12.66 acre parcel of land now or formelry owned by I. R. Martin); thence continuing North 88 degrees 25 feet West along the center line of said Route 82 for a distance of 203.00 feet to an iron pipe; thence North 0 degrees 08 feet East (and passing over an iron pipe set 33 feet from the center line of Route 82) for a distance of 1,004.89 feet to an iron pipe; thence South 88 degrees 28 feet East for a distance of 203.00 feet to a an iron pipe; thence South 0 degrees 08 feet West for a distance of 1,004.74 feet to the center line of Route 82 and the true place of beginning and containing 4.66 acres of land as surveyed by Lucious F. Converse, Serial No. 1199 on July 21st, 1950.
Note:
Iron pins were set 33 feet Northwardly from the center line of Route 82 on both of the North and South lines.
Said Premises Located at 1139 E. Garfield Rd., Aurora, OH 44202.
Said Premises Appraised at $170,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
