In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, December 3, 2007, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Village of Hiram to-wit:

Situated in the State of Ohio, County of Portage and the Village of Hiram, being part of Lot 28 formerly Hiram Township:

Beginning for commencement at the Northwest corner of Lot 28; thence N. 90 deg. 00' 00" E., along the centerline of Wakefield Road (State Route 82) a distance of 1693.30 feet to a point in said road; thence turning S. 01 deg. 42' 21" E., a distance of 33.01 feet to a point and the true place of beginning for the property herein described. Property owned by R. D. or T. L. Strosnider, Deed Volume O.R. 29, Page 535; thence continuing S. 01 deg. 42' 21" E., along the West property line of Bixler Tours, Inc., Deed Volume 804, Page 151 and M. B. Spencer, Deed Volume 909, Page 72, a distance of 225.00 feet to a capped rebar set; thence turning S. 87 deg. 15' 27" W., along the North property line of Hiram College, Deed Volume O.R. 453, Page 941, a distance of 61.00 feet to an iron pipe found; thence turning N. 00 deg. 30' 48" W., along the East property line of Hiram College, Deed Volume O.R. 453, Page 941, a distance of 87.50 feet to a point; thence turning N. 81 deg. 36' 08" W., along the North property line of Hiram College, Deed Volume O.R. 453, Page 941, a distance of 20.00 feet to an iron pipe found; thence turning N. 02 deg. 10' 00" W., along the West property line of Hiram College, Deed Volume O.R. 453, Page 941, a distance of 137.50 feet to a capped rebar set; thence turning N. 90 deg. 00' 00" E., along the South right of way of Wakefield Road (State Route 82) a distance of 80.00 feet back to the true place of beginning, containing 0.3739 acres of land, more or less, and excepting all legal highways and easements of record, surveyed by Terrence L. Pearson, P.S. #7305 in June of 2001, and the basis of bearing (N. 90 deg. 00' 00" W.) was taken from survey, Hiram 28.

Said Premises Located at 6788 Wakefield Rd., Hiran, OH 44234.

Said Premises Appraised at $140,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.

THE OWNER IS ALSO RESPONSIBLE FOR KNOWING EXACTLY WHAT HE IS PURCHASING.
