In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, November 19, 2007, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Franklin to-wit:

Situated in the Township of Franklin, County of Portage and State of Ohio and known as being part of Lot No. 61 in Franklin Township and further described as follows:

Starting at the Northwest corner of Lot 61; thence S. 0 deg. 16' 48" W., 723.56 feet along the West line of Lot 61; thence S. 77 deg. 22' 15" E., 251.07 feet along the South line of Ohio Edison Company land (D.V. 849, Pg. 204) to the original centerline of Judson Road; thence S. 33 deg. 51' 48" E., 485.95 feet along said centerline to an iron pipe in the centerline of Hudson Road; thence N. 1 deg. 35' E., 17.00 feet along the centerline of Hudson Road to an iron pipe; thence N. 2 deg. 15' 40" E., 52.45 feet to an iron pipe; thence S. 86 deg. 43' E., 20.91 feet to an iron pipe; thence N. 19 deg. 34' E., 91.63 feet to an iron pipe at a Northwesterly corner of land owned by T. S. Crock (D.V. 1095, Pg. 876) and being the true place of beginning; thence N. 20 deg. 13' E., 173.37 feet to an iron pipe in the South line of Ohio Edison Company land; thence S. 77 deg. 07' 45" E., 226.45 feet along the South line of Ohio Edison Company land to an iron pipe at a Northwesterly corner of T. S. Crock land; thence S. 2 deg. 42' W., 175.50 feet to an iron pipe at an angle in Crock's Westerly property lines; thence N. 76 deg. 58' W., 279.60 feet along Crock's property line to the true place of beginning. Containing 1.001 acres of land, be the same more or less, but subject to all legal highways as surveyed in November, 1999 by Edward J. Collier, Registered Surveyor No. 7141. This description was made in accordance with an acompanying map of the same date, the basis of bearings is taken from survey map (P. 8659) and the prior deed of the subject property is Vol. 153, Pg. 404.

Said Premises Appraised at $100,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
