In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, November 19, 2007, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Townshp of Nelson to-wit:

Beginning at a marked stone in the South line of said lot at the intersection of the centerlines of Pierce Road (T.H. 292) and Parkman Road (CH 299) and running thence North 14 deg. 55' East, along the center of Parkman Road, 116.16 feet to a marked stone; thence South 89 deg. E., 137.28 feet to a stake; thence South 1 deg. W., 112.86 feet to the center of the road and the South line of said Lot No. 28; thence North 89 deg. West, along South line of said lot, 165 feet to the place of beginning, containing approximately .39 of an acre of land, be the same more or less, but subject to all legal highways.

Beginning at a monument at the intersection of the centerline of C.H. 299-C (Parkman Road) and the centerline of T.H. 292-C (Pierce Road); thence North 14 deg. 16' East, along the centerline of Parkman Road, a distance of 116.16 feet to a point and the true place of beginning of the land herein described; thence continuing North 14 deg. 16' East, along said centerline a distance of 55.38 feet to a point; thence South 89 deg. 51' 26" East, a distance of 163.94 feet to an iron pipe and passing over an iron pipe at 30.94 feet from the road center; thence South 0 deg. 18' 34" West, a distance of 166.33 feet to a point in the South line of the lot and the centerline of T.H. 292-C (Pierce Road) and passing over an iron pipe at 30 feet from the road center; thence North 89 deg. 51' 26" West, along the centerline and lot line a distance of 40.80 feet to a point; thence North 0 deg. 27' 41" East, a distance of 112.86 feet to a point; thence North 89 deg. 57' 12" West, a distance of 137. 28 feet to the true place of begininng and containing 0.315 acres, be the same more or less, but subject to all legal highways. A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale.
