And known as being part of Lot 3 North Division of Ravenna Township and further described as follows:
Beginning at a point in the North line of Lot 3 and in the centerline of Lake Rockwell Road, County Highway No. 154 and being S. 89 deg. 30' E., 215.00 feet from the Northwest corner of Lot 3; thence S. 89 deg. 30' E., 880.90 feet along the road center and North line of Lot 3; thence S. 1 deg. 45' W., 333.30 feet to an iron pipe in the Grantor's South line and passing over an iron pipe 30.11 feet from the road center; thence N. 89 deg. 30' W., 875.00 feet along the Grantor's South line to an iron pipe; thence N. 0 deg. 44' E., 333.22 feet to the beginning and passing over an iron pipe 30 feet from said beginning and containing 6.716 acres of land, be the same more or less, but subject to all legal highways as surveyed 7-1-62 by David A. Collier, #4819.
EXCEPTING THEREFROM a parcel of land containing 1.606 acres deeded to John Alvin and Ruth Elizabeth Ludwick on 8-14-75 in Deed Book Volume 921, Page 753 of Portage County Records, which is further described as follows:
And known as being part of Lot 3, North Division, Ravenna Township and further described as follows:
Beginning at a point in the centerline of Lake Rockwell Road and the North line of Lot 3 and being S. 89 deg. 30' E., 885.90 feet from the North-east corner of Lot 3; thence S. 89 deg. 30' E., 210.00 feet along the centerline of Lake Rockwell Road and the North line of Lot 3 to the Grantor's Northeast corner; thence S. 1 deg. 45' W., 333.30 feet to the Grantor's Southeast corner and passing over an iron pipe 30.01 feet from the road center; thence N. 89 deg. 30' W., 210.00 feet along the Grantor's South line to an iron pipe; thence N. 1 deg. 45' E., 333.30 feet to the beginning and passing over an iron pipe 30.01 feet from the road center. Containing 1.606 acres of land, as surveyed in March, 1975 by David J. Collier, Registered Surveyor No. 4819. Be the same more or less, but subject to all legal highways.
Said Premises Located at 3272 Lake Rockwell Rd., Ravenna, OH 44266.
Said Premises Appraised at $110,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
